New stage of city development
The new stage of the development of cities is largely affected by social progress, requiring the elimination of imbalances between the growth of housing and cultural construction, taking into account the growth of the norm of living space by 1 inhabitant, and, consequently, an increase in the norms of residential territory, as well as reflecting in the planning projects of residential areas and microdistricts of the increasing role of the free population of the population.
The new stage requires more detailed studies of the main fundamental directions in increasing the rationality of the use of residential areas. They should take into account the architectural-planning, technical, sanitary-hygienic and economic aspects of the task at the current level of scientific and technical achievements (the first stage of the new stage) and the prospects for their improvement (II queue). At the same time, forecasting should be based on a thorough analysis of the laws of development of factors affecting scientific and technological progress in urban planning.
When analyzing possible recommendations for increasing the rationality of the use of nitrate territories, two main methods can be established: general and local. The general method is associated with streamlining functional zoning and planning structure of cities. As a result of its use in small and medium cities, a sharp increase in the share of industrial, sanitary protection, communal and storage zones and a decrease in the share of residential areas are planned.
It plays a large role in bringing the level of use of urban territories to regulatory requirements. For this group of cities and each city, it is particularly effective when analyzing the main resident zone of urban territories. The local method is divided into a number of techniques: determining the optimal size of the residential area, microdistrict; enlargement of objects, the use of sanitary protection zones for the construction of outbuildings, energy buildings, garages for the residential zone, the use of underground space for the construction of auxiliary buildings and structures, etc.
